The 5 questions every roofer hopes you never ask

Most homeowners go into contractor meetings at a complete disadvantage. They don’t know what to ask, so they end up trusting whoever sounds most confident. Here’s how to change that:
1. Do you carry both liability AND workers’ comp insurance?
Many contractors carry one but not both. If a worker is injured on your property without workers’ comp coverage, you could be held liable. Ask for the certificates — not just their word.
2. Will you provide a written, itemized estimate — not just a total?
A single-line quote (“roof replacement: $14,500”) gives you no protection. A real estimate breaks down materials, labor, disposal, and any contingencies. If they won’t itemize, walk away.
3. Who physically does the work — your crew or subcontractors?
Many companies sell the job and then hand it to a sub they’ve never met. Ask who shows up on day one. Get the crew lead’s name before you sign anything.
4. What does your workmanship warranty actually cover?
Material warranties come from the manufacturer. The contractor’s workmanship warranty is what protects you from installation errors. Ask for it in writing and read the exclusions.
5. Do you handle insurance claims — and will you show me past examples?
If you have storm damage, the difference between a contractor who knows insurance documentation and one who doesn’t can mean tens of thousands of dollars. Ask for a case study.
